I’ve set this page up by city, running from Ormond Beach in the northern part of Volusia County, down to New Smyrna Beach in the southern part of the county.
Visiting any of the new home communities you see below on your own will likely preclude you from being represented by a Realtor®. Once you’ve visited a community without representation, the builder will typically not pay an agent a commission.
Why do you need an agent?
As nice as they are, the new home salespeople you will meet work for the builder, and their loyalty is to their employer. I should know…I was one for several years.
It costs you nothing to have a Realtor® with new home sales experience working on your behalf, and contrary to what some might think, you will not get a discount for not having an agent. Do yourself a favor and bring an agent along on your first visit to a community.
Chelsea Place is a desirable family-friendly gated community in the heart of Ormond Beach. A gated community located near the area’s best shopping, residents find a private escape to tree-lined streets, quiet side roads and open space. There are plenty of lakes with fountains, pocket parks and gazebos, and a terrific clubhouse featuring a personal fitness center, beach entry swimming pool, music, and children’s playground.
Home styles, which highlight Florida Vernacular, Craftsman and Coastal exteriors, add to the charm of this unique neighborhood. Home start at under $300,000 and range in size from 1,700 to 2,700 square feet of living space.
Creekside Preserve offers winding roads, pocket parks, and a nature trail to a wooded picnic area. All home sites offer tremendous privacy and back up to either a water or conservation view.
Although close to everything, and just a few minutes from the beach, you must stroll the streets of Creekside Preserve to fully sense the tranquil atmosphere, see the rural surroundings, and feel the peacefulness it offers.
Only a few homesites remain in this Vanacore Homes community, with prices starting in the mid $200k’s.
Halifax Plantation is located off of Old Dixie Highway, in the shadows of Bulow Creek and Tomoka State Parks. Residents enjoy a wealth of amenities that include championship golf, tennis, swimming,
fitness center and more.
Within Halifax Plantation, Vanacore Homes is currently building Scottsmoor, a community of luxury golf duplex villas starting from $213,900, and Tramore, a community comprised of single-family homes with available views to the Halifax Plantation Golf Course, Natural Preserve or lake front. Yard maintenance is included in Tramore, and prices start in the low 200’s.
Fretwell Homes, KB Home, and Vanacore Homes are a few of the builders you will currently find in Hunter’s Ridge.
Fretwell Homes is building Briargate at Hunter’s Ridge. Briargate offers well-constructed, beautiful homes, amenities galore with a convenient location to local shopping and area activities.
KB Home is building Cypress Place at Hunter’s Ridge which offers 1 and 2-story homes that start at just under $200k.
Vanacore is finishing up Westland Village located within Hunter’s Ridge. Westland Village contains single-family homes that range in size from approximately 1,900 sq. ft. to just over 2,600 sq. ft.
Huntington Village is a 55+, maintenance-free retirement community in Ormond Beach. While it’s technically located in Hunter’s Ridge, Huntington Village is a community unto itself, so it gets it’s own line item here.
Quality crafted homes on premium lots and a zero-maintenance lifestyle make for total relaxation. Single-family homes are available through Gallery Homes, and attached villas are available through Granada Homes. Both options start in the $200k’s.
“The Club” is the cornerstone of the community. There is a large resort style pool, fitness center, aerobics studio, pickleball courts, and more.
Your monthly maintenance fee covers lawn care, shrubs, irrigation, home pressure washing, exterior home painting, high-definition cable TV, hi-speed internet, and membership to The Club.
Entering through the gates of the maintenance free community of IL Villaggio is like stepping into a different world. Each home has architecture inspired by Tuscany.
Only 50 homes will be built in this private enclave conveniently located just west of I-95 on US Hwy 40 in beautiful Ormond Beach. Tile roofs, brick paver driveways, front courtyards, and award-winning architecture create an atmosphere reminiscent of a quaint and friendly small Italian village. Home prices starting in the mid $200k’s.
ICI Homes builds low-maintenance townhomes & club villas, single-family and estate size homes in Plantation Bay. You can build in one of several neighborhoods including owning a golf course home in this exclusive, gated, Ormond Beach location.
Two clubhouses, a magnificent 7,000 square-foot Spa and Fitness Center, along with Har-Tru tennis courts, and championship golf courses make it the perfect place to play and get pampered.
Luxury Homes are also available through Kargar Construction.
Southern Pines is located right off Tymber Creek Road in Ormond Beach, FL. Some of the community features include tennis court, basketball court and tot lot. Only 10 minutes from the beach and close to shopping.
This family friendly community from Vanacore Homes offers homes starting in the low $200’s.
Latitude Margaritaville (Coming Soon)
The most anticipated community this area has ever seen, Latitude Margaritaville is a partnership between Minto Communities and Jimmy Buffett’s Margaritaville brand.
Set to debut in the Fall of 2017, this 55+ community will feature homes starting in the low $200k’s.
Karger Construction is building luxury homes in Centennial Park at LPGA.
Located on the rolling green of LPGA’s Champions Course, Centennial Park is the golfer’s paradise. This community has available lots looking directly over the golf course as well as some water front lots.
Ponce Inlet Key
Now under construction, Ponce Inlet Key is a private, gated community of luxury beach homes featuring a community dock with a boat slip for each homeowner.
Ocean access by pedestrian walkway is located at the other end of the subdivision creating a unique lifestyle for Ponce Inlet Key residents.
This boutique subdivision of just 5 single-family lots features spacious 2-Story and 3-Story homes with rooftop terraces and Master Suites that provide panoramic views of the Atlantic Ocean and Intracoastal Waterway.
Brown’s Landing is a brand new community just coming out of the ground from ICI Homes. It is located on the north side of Taylor Road, partway between Williamson Boulevard and Tomoka Farms Road.
With new homes being built by DR Horton, Hawk’s Preserve is a family-friendly community is located just north of the Pavilion and the Williamson/Taylor intersection. A community pool is available for residents.

Located on Williamson, south of Taylor Road, and right across from Cypress Creek Elementary, Pinnacle Parke is a gated community in the heart of the most desirable residential area of Port Orange. With parks, golf courses and shopping minutes away, the community is also in what is considered the best school zone in the area.
The final phase of 78 homes is expected to be released in April of 2017 with construction of residences to begin shortly thereafter. Paytas Homes expects pricing to begin in the 260k’s and 270k’s for some of the latest floor plans and designs.
Located next to Creekside Middle School, Waters Edge is one of Port Orange’s most popular communities. Upon entering this community, you’ll notice the grand entrance, stately fountains, and pristine lakes that surround Waters Edge. ICI Homes is selling homes in its final phase of Waters Edge.
Woodhaven (Coming Soon)
Developed by ICI Homes, Woodhaven is ultimately planned to include some 1,300 homes and 400 apartment-townhouse units west of Interstate 95 and straddling 2.6 miles of Williamson Boulevard between Airport Road and Pioneer Trail along the now-complete road extension. Plans include a 5-mile long public walking trail that spans the development, a public park with access to Spruce Creek and an outdoor villagelike shopping district off Pioneer Trail.
This first stage of the project is planned to have 178 single-family homes and 93 townhomes on about 116 acres of the vacant land closest to Airport Road, between the Ashton Lakes and Sterling Chase subdivisions and Interstate 95.
New Smyrna Beach

Homes start from the $200’s including features such as paver driveways, stainless steel appliances, solid wood cabinets, granite counter tops.
Holiday Builders – Holiday and Pastas Homes (see below) are building in The Lakes of Verano. Combined, there are 11 available architectural designs which include 2-bedroom models, 3-bedroom models and 4-bedroom models.
The Johnson Group – The original developer of Venetian Bay before selling it to the current developer Geosam, The Johnson Group is still building homes there in Savannah Pointe. In Savannah Pointe, the Johnson Group offers duplex style living with large indoor and outdoor space, granite counter tops, deluxe kitchen cabinets, and a maintenance free lifestyle.
Paytas Homes – Paytas is one of the most active builders right now at Venetian Bay. They are building Portofino Reserve, a gated community offering Reserve Collection Homes from the $300’s including tile roofs, paver driveways, granite countertops and spacious homesites all with expanded views of championship golf course, lakes or conservation. And as mentioned, they are also building Lakes of Verano along with Holiday Builders.
